Who we are
Contract Clock is published by Janover Capital LLC, a commercial mortgage brokerage. We arrange financing; we don’t lend our own money, and we don’t make credit decisions. Only a lender can approve a loan, and only in a written commitment.
Business-purpose loans only
The financing requests this site takes are for commercial loans on apartment buildings of five or more units, made for business purposes. We don’t arrange consumer mortgages or loans on 1-4 unit or owner-occupied homes. A request you send goes to Janover Capital only; we share it with lenders only when you ask us to take the loan to market.
How we are paid
If a loan we arrange closes, Janover Capital LLC may be paid by the borrower, by the lender, or both. The amount and who pays it are set out in writing before you sign a loan application or engagement letter.
No government affiliation
We are not HUD, FHA, Ginnie Mae, Fannie Mae or Freddie Mac, and are not endorsed by them. The loan and contract data on this site comes from public HUD files, credited on every page that uses it.
Not a listing service
No property on this site is offered for sale by us or, as far as we know, by its owner. Inclusion means only that public records show a loan or contract with the features described.
Estimates
Estimated balances, months to maturity and every calculator result are estimates from public data and the numbers you enter. They are not quotes, appraisals, or offers of credit, and real loan terms depend on the lender’s underwriting.
Not investment, legal or tax advice
Talk to your own advisers before you buy, and before you contact an owner or tenants about a property.
Contacting owners
If you use this data to reach owners, the rules on calls, texts and email still apply to you, including the Telephone Consumer Protection Act and CAN-SPAM. Never pressure tenants or suggest a change in their housing to them; Section 8 tenants have notice rights when a contract ends.
Licensing
Some states license commercial mortgage brokers, and the rules differ by state and loan type. Ask hello@multifamily.deals which licensing applies to a loan in your state.
