Section 8 contract expirations as an MCP server
Ask Claude, ChatGPT or another assistant which Section 8 contracts are expiring and it can answer from HUD's contract file on this site: every state, both expiration dates, the rent-to-FMR screen and single-property lookups, each answer with its HUD source. Free, read-only, no key.

Questions people ask
Is there a cost or an API key?
No. The server is free, read-only and needs no key or sign-in. Please cite the multifamily.deals page or the HUD source that comes back with each answer.
Where does the data come from?
HUD's Multifamily Assistance & Section 8 Database, the same contract file the deal screen and the downloads use. Each answer gives the as-of date of the HUD file it read. Owner and management agent names and contacts are in HUD's file but are not republished.
Does an expiring contract mean a property is for sale?
No. Inclusion says nothing about an owner's plans. Most contracts that reach a current expiration are funded again, and the rent-to-FMR ratio is a guide only; renewal rents come from a rent comparability study.
